This is an India specific query. I am a buyer of a land. The seller wants me to settle his loan in the bank before registration.?

How do I settle the bank loan and how do I ensure that once the loan is settled, he will honour his commitment.

Never settle any loan for a seller. That is his job. This sounds like a scam.

He must present a property to you which is free and clear of any loan or mortgage.

Otherwise the property cannot be registered in your name. Be careful.

He won't it is a scam. If you are really serious about buying the property then get and attorney. He will handle the purchase and the paying off of the property if it is legal. Never trust someone who says pay off my property.
