Can real eatate prices in Chennai declined extremely?

I am searching a 800 sq ft 2BHK flat costing 45 to 50 lakhs in and around Medavakkam.What preference is to be given for location/specification/amenities?

Update:

Bed room should have minimum 3m width. How much price it may be for a flat in 3rd/5th floor?
